45L Tax Credit: Energy Efficiency CREDIT

The 45L Tax Credit allows owners and developers of single and multi-unit residential properties, including assisted living facilities, to claim credits for newly constructed or renovated properties.

Certified properties quality for a $2,000 tax credit per unit.

FAQ's About the 45L Tax Credit

​How much is a 45L Tax Credit?
​The tax credit is $2,000 per residential unit.
What type of properties qualify?
​Many different types of properties qualify such as single family homes, apartment complexes, and senior living facilities.
​If I have a multifamily property, how big can the property be?
​Properties must be three stories or less above grade.
​How do properties qualify for 45L Tax Credit?
​The units at the property need to be 50% more energy efficient than 2006 IECC building energy code standards, which can be accomplished with energy-efficient roofs, lighting, windows, doors, insulation, HVAC equipment, etc.
​When can I collect 45L Tax Credits?
  • ​Timing of tax credit is based on the date the residential unit(s) was first occupied.
  • Tax credits can be claimed for up to the previous 3 years.
    • Amended returns or administrative adjustment requests can be filed to claim the tax credits for prior tax years.
    • Even if there was no tax liability in the prior tax years, it may still be worth it to go back and claim the 45L tax credit.
    • The tax credit can be carried forward to future years if not usable in the year claimed.
    • Note that the depreciable basis of the property for which the credit is taken will need to be adjusted by the amount of the tax credit claimed.
Who can help me get a 45L Tax Credit?
​A unit must receive certification from an independent, licensed professional that it meets the required energy efficiency standards. Asset Environments is able to perform this certification.
